Architectural Control
The preservation of property values hinges largely on the consistent design and finish standards for the residences in our community. To protect the collective value of each home in the community, an Architectural Control Committee is authorized to review and approve any alterations to the homes in our community.
When do I contact the Architectural Control Committee (ACC)?
Property Owners are required to submit an application to the ACC any time substantial exterior and/or structural alteration to the currently approved residence on their property. An application is not needed to make an adjustment to any interior material, configuration unless it will have a material effect on the exterior of the home. Who is the contact for the ACC?
George Mermigas is the Chair of the Architectural Control Committee.
What do I need to provide to the ACC?
You will need to provide as much information as possible. This may include architectural plans for architectural renovation or floorplans. The information you provide should be as detailed as possible to avoid delays in decisions by the Committee.
At what point in the process, do I engage the ACC?
We suggest that you engage their opinion as early as possible, preferably in the planning stage. This will help in avoiding delays in the approval of your submission.
How do I know if I am approved or not?
Once the ACC has all the needed information about your project, the Chair will review your submission and will contact you if any additional clarification is required. From there, the Chair will make a recommendation to the Board for approval or denial. For approval, a simple majority of the Board must vote to approve the plans. Whether approved or denied, the Chair will contact the Property Owner to advise them on the status of their application.
How quickly can I expect an answer?
The Restrictions allow for up to 30 days of plan review and deliberation. However, if you have provided enough detail, you should be able to get a preliminary determination from the ACC Chair within a few days and an official ruling from the Board within two weeks of initial submission.
Can the ACC Chair vote on his or her personal plans?
No. The ACC Chair submits his/her plans to the full Board members for approval.
After plan approval, do I need to do anything else?
Yes. Once plans are approved and work is completed, the Property Owner must alert the ACC Chair to schedule an inspection of the work to ensure that the approved plans have been followed.
Does the ACC have to approve alterations to landscaping, pools, accessory buildings or hardscapes?
Yes. Even if an element is not visible from the street, in the case where drainage may be affected, the ACC must provide approval before any work can commence.
What if my changes are minor?
Yes. New fences are structures which — in most cases — require a permit by the City and approval from the ACC. Additions of patio covers, outside kitchens areas or solar panels all require prior approval by the ACC.
